Subfloor Ventilation Albury-Wodonga
Describe the house and what you notice under it, and your enquiry goes to one local provider, who looks at the space under the floor and quotes in writing. Before anyone adds or changes vents, ask which side of the Murray the house is on: the Australian Building Codes Board lists NSW's adoption of NCC 2025 as 1 May 2027 and Victoria's as 1 May 2026. Then ask what the ground under the house does after rain, because the code asks for more where it is excessively damp or floods often.

Before you get a quote
Four things to ask first
- The code sets openings and clearance The National Construction Code says a subfloor space must have openings in its external walls and internal subfloor walls, and clearance between the ground and the underside of the lowest horizontal member.
- Damp ground changes the answer Where the ground or subfloor space is excessively damp or subject to frequent flooding, the code adds a requirement, with options that include more ventilation or a sealed ground.
- Mould follows moisture NSW Health says poor sub-floor ventilation or moisture in the sub-floor area will worsen rising damp. Victoria's Better Health Channel says the way to control indoor mould is to control the source of moisture.
- Two States, two code editions The Australian Building Codes Board lists NSW's adoption of NCC 2025 as 1 May 2027 and Victoria's as 1 May 2026, so the two sides of the Murray are on different editions.
Three steps
From enquiry to quote
- Tell us about the house Which side of the Murray it is on, how old it is, and what you see or smell: damp, mould, a musty floor.
- It is passed on Your enquiry goes to one independent local provider covering Albury-Wodonga. The provider pays for the introduction; you never do.
- A provider looks and quotes The provider looks at the space under the house and prices the work in writing. The price is theirs to set.
